How do I reserve a new home?

Our reservation process is designed to help you secure your chosen new home, while giving you the time you need to prepare your finances before you purchase.

Reservation fees are £1000 and this holds your chosen property for up to 6 weeks.

It’s important to arrange your solicitor and finances or mortgage as soon as possible to ensure your reservation period doesn’t expire. Please ask us if you need any advice, we know that every homebuyer’s situation is unique.

As long as you purchase within a set period, your reservation fee will be deducted from the cost of your property.

Can I see my chosen home before I commit to buy?

We plan our new communities very carefully, so we’re able to share full details of every single new home, as well as available fixtures and fittings, with prospective homebuyers.

So even if you can’t explore your new home in the flesh before you reserve, you’ll have all the information you need and know exactly what to expect.  This makes it possible for you to reserve your chosen plot with confidence.

We often open a show home at our developments – giving you the chance to get a feel for the quality of fixtures and fittings you can expect as well as the interior options available to you. We also encourage these ‘site visits’ to give you a real feel for location and lifestyle benefits. Our Sales Team will be happy to advise you on the options.

What will my new home be like inside?  How do I know what it will really be like?

When you’re exploring our developments and new properties online, don’t forget to explore our specification lists, site plans and floorplans. They’ll give you a good idea of the property you’re interested in, its surroundings, its layout and its specifications.

If you have a development in mind, ask us about a site visit. A show home may be open for viewing – that’s a great way to get a feel for the way your new home could look. But remember, the finer details are down to your own tastes and customisations – subject to the timing of your reservation, you’ll have the option to customise aspects of your new home. Ask our Sales Team for details.

Do I get any kind of guarantee or warranty with a new home?

The National House Building Council (NHBC) sets rigorous quality standards for new homes – we’re proud to hold the A1 rating based on our reputation for high quality homes and ongoing customer care.

Our new homes are also covered by NHBC or Premier Guarantee warranty for up to 10 years – these are two of the UK’s main new home warranty providers – providing you with protection against defects and other issues. If you’d like to know more about the warranty available on your home, ask our Sales Team – they’ll be happy to explain the details.

I like homes with character. Can I get that with a newly built home?

At Russell Armer, unlike many other home-builders we treat every development as a unique new community with its own character and style. Similarly, although we apply equal standards of quality and design to all our houses and apartments, we tailor every one to its surroundings.

And don’t forget…if you reserve your new home early enough, we can give you plenty of flexibility to make it your own. From kitchen choices to stylish bathroom tiles, lighting, wall colours and more. It’s your chance to make your home the way you want it, rather than moving in on someone else’s style.

What locations do Russell Armer build in?

We’ve been discovering the best new places to live in Kendal, Cumbria, Lancashire and Yorkshire for more than 50 years. Our team come from the local area, so we choose locations based on genuine lifestyle benefits – current developments are found in Kendal, Penrith, Ingleton, Grange-over-Sands and Kirkby Lonsdale.

We build in town centres, villages and even rural areas – keep an eye on Our Developments and be inspired.

What are the main advantages to buying a new home?

One of the key advantages to exploring new build homes will always be location. We’re dedicated to making new homes available in desirable and sought-after locations, where you otherwise might struggle to buy.

But there’s much more. We believe there are genuine lifestyle benefits to joining a newly built community. Unlike moving into an established community as the new neighbour, you and your neighbours have the opportunity to build a new community together – however large or small.

How do I find out about Affordable Homes?

When Affordable Homes are available on one of our developments, this will be made clear in the description and site plan. Some of these homes are dealt with by external agencies – if you can’t find the information you need on our site, give our Sales Team a call and they’ll point you in the right direction.

Anything else?

There’s a lot to talk about when you’re considering buying a new home. Whatever stage you’re at, if you’ve any questions at all about our developments, our building standards, the buying process and more…please feel free to give us a call. We’ll look forward to hearing from you soon.
